- Room reservations are guaranteed with credit card or 50% deposit.
- Weekday Rates are charged Sunday - Thursday. Weekend Rates are charged Friday, Saturday, or holiday/special events. Baylor Parents' Weekend, Homecoming, Graduation, and certain holiday/special event weekends require a minimum two-night stay. If unsure, please inquire.
- Total taxes are 6% (state) and are not included in the room rates.
- Rates include a full hot breakfast each morning. Room rates are for single/double occupancy.
- Over double occupancy in room: $20 per additional person (10 & up). Lodge is designed and best suited for adults, but well-behaved children 10 and over are permitted. Parent/guardian must provide child supervision at all times, especially when children are outdoors. Large pond 25 yards from lodge.
- Visa, Master Card, Discover & cash accepted. Debit/check cards accepted but subject to 2% paperwork handling fee.
- Guests are allowed use of the common room amenities, refrig/microwave in kitchen at the lodge, fishing pond & lake. Insurance requires "no open-flame cooking in b&b kitchen by guests."
- NO PETS/NO SMOKING INDOORS POLICY, out of respect to guests with health problems & allergies - no exceptions. Due to past events, a $50 fee or more will be charged, depending on extent of damage, for animal hair clean-up due to allowing pets or ranch animals in lodge, whether intended or accidental.
- Stabling of guests' horses w neg. coggins on premises - $20 for 1 horse/$30 for 2 per night. Owner must bring feed; we can supply coastal hay $2 per night or pine shavings $6 per bag. Covered stalls with clay floors. Advance notice required.
- Horseback riding not offered (insurance again...) BUT guests are permitted to ride their own horses with signed accident waiver, but no riding of nervous or green-broke horses, recently purchased or borrowed horses.
- Please understand that our small lodge is more greatly affected by cancellations than large hotels. We cannot be held responsible for circumstances beyond our control
- Cancellation Fee per room per night is $15.
- Reservations made less than 14 days in advance are not cancelable.
- Single room cancellations must be made by 14 full days in advance of scheduled arrival check-in time.
Failure to cancel before the 14 day period will result in charges for the full amount of your stay if we are unable to rent your room to someone else
- Cancellation of reservation of two or more rooms, or for any two-night reservation for a holiday or special event weekend must be made 30 days prior to the scheduled arrival check-in time. In this circumstance, if cancellation is made after the 30 day deadline, and we are unable to re-book your reservation, the full amount of the stay will be charged to the credit card used to hold the reservation.
- Please mark your calendar with the cancellation deadline date and time appropriate to your reservation when your reservation is confirmed.
- Reservations for the Lake Cabin and facilities require a deposit to be determined at time of booking.
- A Cancellation Fee is withdrawn from deposit if event is cancelled and amount will vary according to the event and date of cancellation. Applicant is notified of the amount of cancellation fee, according to the date of cancellation, in writing on the Cabin Rental Agreement prior to signing.
- Reservations for guests who arrive with pet(s) other than horses will be considered cancelled upon arrival with such pet(s) unless said guests are able to arrange to board pet(s) off premises during their stay. We love animals too, but some guests have terrible allergies!
